2026 PROGRAM STATUS
CalHFA’s 2026 Dream For All application window ran from February 24 through March 16, 2026 and is now closed. Conditional approvals were distributed through CalHFA’s selection and audit process. Future application periods and funding depend on new CalHFA announcements.
PROGRAM OVERVIEW
Dream For All is a shared-appreciation down payment assistance loan for qualified California first-time homebuyers. Assistance may be up to 20% of the purchase price or appraised value, subject to CalHFA limits and program rules. When the home is sold, transferred, or otherwise triggers repayment, the borrower generally repays the original assistance plus a share of the property’s appreciation.
Key requirements include first-time-homebuyer status, at least one first-generation homebuyer, California residency, applicable income limits, owner occupancy, homebuyer education, an eligible property, and financing through a CalHFA-approved lender. Citizenship or qualified-residency requirements and additional underwriting rules apply.
