FHA, conventional, and VA loans can all be useful, but the best fit depends on your eligibility, credit profile, available funds, property, and long-term plans.
FHA loans
FHA-insured loans are often considered by buyers with limited savings or less-established credit. They require mortgage insurance and the property must meet FHA appraisal and condition standards. Compare the full payment and long-term mortgage-insurance cost—not only the down payment.
Conventional loans
Conventional financing is not insured by a federal agency. Options may work for first-time buyers with modest down payments, and private mortgage insurance can sometimes be removed after eligibility requirements are met. Pricing is sensitive to credit, down payment, property type, and other risk factors.
VA loans
Eligible veterans, active-duty service members, and certain surviving spouses may access VA-guaranteed financing. Qualified borrowers may be able to purchase with no down payment, subject to entitlement, lender approval, property requirements, and applicable loan terms. VA loans do not require monthly mortgage insurance, although a funding fee may apply unless the borrower is exempt.
Compare the complete structure
Ask for side-by-side estimates showing:
• Interest rate and APR
• Monthly principal, interest, taxes, insurance, and mortgage insurance
• Down payment and total cash to close
• Upfront and ongoing mortgage-insurance costs
• Lender fees and credits
• Assistance or seller-credit compatibility
• Property and appraisal requirements
• Five-year cost and likely break-even considerations
The lowest down payment is not always the lowest total cost, and the lowest advertised rate may come with added fees.
Local property considerations
Condos, manufactured homes, multi-unit properties, homes needing repairs, and properties with solar agreements or insurance challenges can affect available financing. Review the home and loan together before making commitments.
